As the winter season draws to a close, property prices in the mountains continue to rise. According to a recent study by SeLogerOver the last four years, resort prices have soared by 21.8 %, well above the national average of 6.8 %. But beneath this general dynamic, there are marked contrasts from one mountain range to another. The survey.
The Northern Alps: summits... also for prices
Unsurprisingly, the leading pack includes Northern Alps. The average price is €6,478 per square metre. And some resorts are even flirting with the heights of Paris.
À Val d'IsèreIn France, the average price is €15,605/m², a national record. Courchevel follows with €12,785/m², then Méribel (12 336 €/m²).
These prices can be explained by the scarcity of supply and continuing strong demand, particularly in the luxury second-home segment.
For those on a tighter budget, Gresse-en-Vercors is an exception, with an average price of €1,971/m² - a bargain in this region.
The Southern Alps: a surprise rise
Long out of the spotlight, the Southern Alps are now entering the race. In one year, prices have risen by 3.9 %, reaching an average of €3,457 per square metre.
Less saturated and better equipped, the resorts of the south are attracting a clientele looking for space and tranquillity, without sacrificing snow.
Pyrenees, Jura, Vosges: prices down but profiles varied
The Pyrenees show contrasting trends: a fall in prices for flats (-5.4 1Q3Q), but an increase for chalets (+5 1Q3Q). The result: an average price per m² of €2,550.

In the JuraThis was the sharpest fall: -5.4 % over one year, to an average of €2,989/m². The flat segment is particularly hard hit (-6.2 %), while the chalet segment is holding up well (-3.5 %).
In the VosgesHowever, the fall remains moderate (-0.9 1Q3), with prices remaining stable at around €2,598/m². These massifs attract a more local clientele, looking for nature and peace and quiet, often for second homes on a budget.
Massif Central: a good compromise
At an average of €2,505/m² (+1.7 % over one year), the Massif Central remains one of the most accessible massifs in France.
At a lower altitude, but in an unspoilt environment, it attracts nature lovers and four-season hikers.
How much for a 45 m² apartment?
In terms of budget, the variation is spectacular. À Val d'IsèreIn Paris, expect to pay €692,280 for a 45 m² property. In Courchevel: €573,435. Bessans Val d'Arc: €558,090.
At the other end of the spectrum are Saint-Maurice-sur-Moselle in the Vosges (€51,480), Lac Blanc (€57,870) and Gourette in the Pyrenees (€68,580).
A market driven by demand... and the 2030 Olympics
The mountains continue to attract, driven by the desire to disconnect, teleworkers and investors seduced by seasonal rentals.
The announcement of the 2030 Winter Olympics in France has only amplified this momentum, particularly in the Alps.
But beware of affordability: inflation is also affecting the summits. In the space of two years, the price of ski passes and services has risen from 13 to 19 % in the resorts, which could put the brakes on some ski enthusiasts in the medium term.
