According to a recent study by <a href=\"https:\/\/www.seloger.com\/\" target=\"_blank\" rel=\"noopener\">SeLoger<\/a>Over the last four years, resort prices have soared by 21.8 %, well above the national average of 6.8 %. But beneath this general dynamic, there are marked contrasts from one mountain range to another. The survey.<\/strong><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">The Northern Alps: summits... also for prices<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Unsurprisingly, the leading pack includes <a href=\"https:\/\/petit-montagnard.fr\/en\/subject\/northern-alps\/\">Northern Alps<\/a>. The average price is \u20ac6,478 per square metre. And some resorts are even flirting with the heights of Paris. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00c0 <a href=\"https:\/\/petit-montagnard.fr\/en\/subject\/val-disere\/\">Val d'Is\u00e8re<\/a>In France, the average price is \u20ac15,605\/m\u00b2, a national record. <a href=\"https:\/\/petit-montagnard.fr\/en\/subject\/courchevel\/\">Courchevel <\/a>follows with \u20ac12,785\/m\u00b2, then <a href=\"https:\/\/petit-montagnard.fr\/en\/subject\/meribel\/\">M\u00e9ribel <\/a>(12 336 \u20ac\/m\u00b2). <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These prices can be explained by the scarcity of supply and continuing strong demand, particularly in the luxury second-home segment.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For those on a tighter budget, Gresse-en-Vercors is an exception, with an average price of \u20ac1,971\/m\u00b2 - a bargain in this region.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">The Southern Alps: a surprise rise<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Long out of the spotlight, the <a href=\"https:\/\/petit-montagnard.fr\/en\/subject\/southern-alps\/\">Southern Alps <\/a>are now entering the race. In one year, prices have risen by 3.9 %, reaching an average of \u20ac3,457 per square metre. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Less saturated and better equipped, the resorts of the south are attracting a clientele looking for space and tranquillity, without sacrificing snow.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Pyrenees, Jura, Vosges: prices down but profiles varied<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The <a href=\"https:\/\/petit-montagnard.fr\/en\/subject\/pyrenees\/\">Pyrenees<\/a> show contrasting trends: a fall in prices for flats (-5.4 1Q3Q), but an increase for chalets (+5 1Q3Q). The flat segment is particularly hard hit (-6.2 %), while the chalet segment is holding up well (-3.5 %).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the <a href=\"https:\/\/petit-montagnard.fr\/en\/subject\/vosges\/\">Vosges<\/a>However, the fall remains moderate (-0.9 1Q3), with prices remaining stable at around \u20ac2,598\/m\u00b2. These massifs attract a more local clientele, looking for nature and peace and quiet, often for second homes on a budget.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Massif Central: a good compromise<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">At an average of \u20ac2,505\/m\u00b2 (+1.7 % over one year), the <a href=\"https:\/\/petit-montagnard.fr\/en\/subject\/central-massif\/\">Massif Central<\/a> remains one of the most accessible massifs in France. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At a lower altitude, but in an unspoilt environment, it attracts nature lovers and four-season hikers.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">How much for a 45 m\u00b2 apartment?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">In terms of budget, the variation is spectacular. \u00c0 <a href=\"https:\/\/petit-montagnard.fr\/en\/subject\/val-disere\/\">Val d'Is\u00e8re<\/a>In Paris, expect to pay \u20ac692,280 for a 45 m\u00b2 property. In Courchevel: \u20ac573,435. Bessans Val d'Arc: \u20ac558,090. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At the other end of the spectrum are Saint-Maurice-sur-Moselle in the Vosges (\u20ac51,480), Lac Blanc (\u20ac57,870) and Gourette in the Pyrenees (\u20ac68,580).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">A market driven by demand... and the 2030 Olympics<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The mountains continue to attract, driven by the desire to disconnect, teleworkers and investors seduced by seasonal rentals. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The announcement of the 2030 Winter Olympics in France has only amplified this momentum, particularly in the Alps.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But beware of affordability: inflation is also affecting the summits.
